The challenge
NestFind SK is a Bratislava-based real estate agency with 14 agents, specialising in residential sales and rentals in Bratislava and the surrounding region. They had a solid reputation and a steady pipeline of property listings — but they were consistently losing deals to competitors who moved faster.
The problem was simple: when a prospective buyer or renter submits an inquiry on a property portal, they typically contact 3–5 agencies simultaneously. The agency that responds first and books a viewing has a massive structural advantage. In a competitive market, speed is often the deciding factor, not price or portfolio.
NestFind SK's average lead response time was 3.5 to 4 hours. Their best-performing competitor was responding in under 15 minutes. During evenings and weekends — when the majority of property inquiries arrive — NestFind was essentially invisible. "We had 40–60 new inquiries a week and we were getting to maybe half of them while they were still warm," said Tomáš Kováč, the agency director.
The second problem was lead quality. The solution
We deployed Aria connected to NestFind SK's website inquiry form, their shared Gmail inbox, Google Calendar, and a custom qualification questionnaire we built together with Tomáš in the first onboarding session.

Instant lead acknowledgment & personalisation
Within 90 seconds of a new inquiry arriving, Aria sends a warm, personalised reply that references the specific property they enquired about, the responsible agent for that area, and a short qualification question sequence (budget range, timeline, type of property). Sent at any hour, every day.
Automated lead qualification
Based on the prospect's replies, Aria scores and classifies each lead: hot (meeting criteria, ready to act), warm (interested but longer timeline), or cold (wrong budget/type, just browsing). Deployment timeline
The results
Six weeks after deployment, NestFind SK's demo volume had tripled. The same 14 agents, with the same number of hours, were conducting 3× the number of property demos per week. The quality of those demos was also higher — because every lead had been pre-qualified by Aria before reaching an agent's calendar.
Lead-to-client conversion rate climbed 27%, from around 11% to 14%. That might sound like a modest number, but on high-value real estate transactions in Bratislava, each additional conversion represents €3,000–8,000 in commission. Over six weeks, NestFind SK estimated Aria had contributed to approximately €85,000 in additional commission revenue.
